    I follow up the real estate market currently have one of my properties up for sale
    so far the upper echelons of market are being affected feedback is for Luxuy townhomes apts etc i.e J$18Mill up pple coming back for deposit unable to complete transaction etc

    For properties though say under 10mill, the market is still a sellers one as demand outstrips supply and the majority of prospective buyers income (not aided by AIS ) are looking in that bracket
    Though the market may be slow not much budging in price for that sector of market

    any update on the real estate front? There’s been a lot of speculation that the bottom of the market would fall out soon but I haven’t really seen much indication of that. Market seems to be opening up a bit but just a mere crack….

    The one bedroom is 1150 sq ft and two bedrooms 1450 sq ft, Pre-construction price was $12.5m and $16.5M respectively.

    I think the price went up after completion.

    I was thinking the same thing (and in fact know a couple of people that are in limbo with thier transactions ) that maybe now would be agood time to take advantage with some possible cancellations with purchasers money tied up in O md etc
    but you know what it still seems to be a sellers market under say 15M as thats where mebbe 80% of market is looking
    Still guess better act now cus when dis money bus in july, august ..september it may be back to bizness as usual

    A building contractor who has just completed a luxury apartment complex told me that a few Purchasers have cancelled because they are unable to find the balance of purchase money…. there might be bargains for persons who are in the market at this time. If money continues to be tight, price might fall.

    Some of my colleagues visited a construction sight today and they reported that the first phase of a scheme in Portmore that was sold for approximately $4.2MM in early 2007 is now being sold for over $7MM (Morris Meadows). I also came across Lots in Old Harbour going for $4-5.5MM (Gore Brothers).

    Land in upper Shortwood, Norbrook, Liguanea, Barbican going for US$1M per acre. However land is extremely scarce in these neighbourhoods.

    Construction cost has moved from JA$4,000.00 P/Sq Ft in 2004 to over JA$12,000.00 today.

    Let us keep hope alive for the big “O”, the Daisy lady, VI and others. We now are able to see clearly that these clubs were helping to “prop-up” the Ja. Economy.

    REIT’s coming to Jamaica

    I wonder about the timing however considering the state of the US real estate market due to the sub prime mess.

    However,I think its a bold move and offers investor in Jamaica something else to add to their portfolio.
